This property is on the edge of the village and very difficult to describe as it is the result of eight years of meticulous renovation by its French owner.
Made of the local "Tuffeax" limestone it is brimming with character and features like the old stone staircase, original oak beams and the traditional "tomettes" on the floors. Everything is to the highest specification possible and it is full of little extras like a security camera on the external gates, etc., etc.
It is basically a large traditional house with a gîte which occupies part of the upper floor, it is totally independent and has its own separate entrance and car parking. We have successfully let this gite for the owner for several years.
The house consists of a large lounge with tuffeau chimney and woodburning stove, diningroom with tuffeau chimney, fitted kitchen, spare room currently used as an office, bathroom and separate toilet. There is an outside terraced area with wooden veranda and terracotta tiled floor overlooking the garden.
Access to the first floor is by a traditional stone staircase and there are three bedrooms, tiled bathroom and separate toilet.
On the same floor, but independent from the main house, a connecting door leads into the gite which has a further two double bedrooms, tiled bathroom and seperate toilet, laundry area, lounge/diner/fitted kitchen with ceiling fan, all very tastefully done with oak beams and tuffeau stone. The large window looks out onto the pretty courtyard and parking area with garage below.
The exterior of the property is a delight . It is completely private and enclosed by tuffeau walls having large extensive gardens, ornamental pool with waterfall, gazebo and large attractive above-ground pool in wood, complete with wooden pool house and illuminated sun bathing terrace with wooden tiled floor and foot bath for the pool. The garden is brimming with impressive plants and mature trees including fruit trees and vines, and has stunning views over the adjacent le puy and thouarsais vineyards. The property has three wine caves and storage areas. There is a gigantic well equipped workshop with large covered parking and storage area. The workshop would perhaps suit someone with an interest in joinery and old furniture, painting, pottery, old cars or some other enterprise. Alternatively, it could be rented out to an artisan to give an additional income.
Entrance to the main property is by the huge wooden electrically controlled gates which are a feature of the village.
